AND THE PRELIMINARY DEVELOPMENT PLAN IS AN APPROVAL FOR A NEW DRIVE-THRU BUILDING. UM, THE VACANT SUBJECT SITE WAS APPROVED FOR INLINE SHOPS CONNECTED TO THE WALMART BUILDING IN 2005. THE PDP FOR THE GROCERY ANCHORED SHOPPING CENTER RECEIVED SUBSTANTIAL NEIGHBORHOOD OPPOSITION DUE TO THE REQUEST FOR THE THREE DRIVE-THRU USES. UM, A PDP IS REQUIRED AS A DRIVE-THROUGH IS MORE INTENSE THAN THE APPROVED PLANS AND DISRUPTS THE PEDESTRIAN CIRCULATION PLANNING STAFF IS FUNDAMENTALLY AGAINST THAT REQUEST. UM, THE PROPOSED USE IS A RESTAURANT. THE BUILDING SQUARE FOOTAGE IS 3,350 SQUARE FEET. UM, PARKING SPACES REQUIRED AND PROVIDED WOULD BE 37 SPACES. THIS WOULD BE THE ELEVATION THEY ARE TYING BACK INTO THAT CENTER AND MATCHING THE WALMART, BURGER KING, UM, AND GOODWILL OUT THERE. AND SO, UM, WE'VE WORKED CLOSELY WITH STAFF AND WE'RE CERTAINLY RESPECTFUL OF, OF STAFF'S POSITION, BUT WE'VE WORKED CLOSELY WITH THEM ON THE DESIGN OF THE BUILDING, ON THE ARCHITECTURE, UH, ON TRAFFIC MITIGATION, UH, TO ENSURE THAT IT IS, UH, IF RECOMMENDED FOR APPROVAL BY THE COUNCIL, OR EXCUSE ME BY THE COMMISSION, THAT IT IS SOMETHING THAT, UM, WILL FIT IN WITH THE AREA AND SOMETHING THAT WILL BE APPROPRIATE. BUT I THINK, UH, AS WE DISCUSSED THINGS IN BETWEEN, THE DESIRE WAS THAT, THAT THE WIDTH OF THAT TEXTURED PAVING IN THOSE AREAS WHERE PEDESTRIAN VEHICLES CROSS, UM, OR INTERACT, EXCUSE ME, THAT THAT BECOMES WIDENED.
